Booking terms

These terms apply to bookings of furnished short-term accommodation arranged by AM Radices AB (reg. no. 559300-3071). By completing a booking you accept the terms below.
1. Booking and payment
The booking is binding once a confirmation has been sent to the email address provided. Card payments are charged immediately. Invoice terms are net 10 days and available for companies with a registered organisation number.
2. Cancellation
More than 30 days before check-in: full refund minus any payment fees. 15–30 days before check-in: 50 % refunded. Less than 15 days before check-in: no refund. Long-stay bookings (over 14 nights) may have separate terms — specify in your quote request.
3. Check-in and check-out
Standard check-in is from 3 PM, check-out by 11 AM. Other times can be arranged. Key handover details are sent at least 48 hours before arrival.
4. House rules
Smoking is prohibited in all properties. Pets only with written approval. Parties, noisy activity and subletting are not allowed. The maximum number of guests stated in the booking may not be exceeded.
5. Damages and deposit
Guests are liable for damage beyond normal wear and tear. AM Radices reserves the right to invoice repair costs or deduct them from any deposit. Corporate agreements may include a separate security deposit.
6. Final cleaning
Final cleaning is included when stated in the booking. If cleaning is not included and the home is left needing extra cleaning, a fee of at least SEK 1,500 will be charged.
7. Force majeure
AM Radices is not liable for failure to deliver due to circumstances outside our control, such as natural disasters, power outages or government decisions.

9. Disputes and applicable law
Swedish law applies. Disputes are primarily resolved through dialogue. Consumers may contact the Swedish National Board for Consumer Disputes (ARN). For questions, contact info@radices.se.
